Our real estate clients are involved in every aspect of commercial real estate. Lindquist clients include developers, lenders, institutional investors, landlords and tenants, contractors and property managers. In addition to traditional commercial real estate clientele, the real estate practice group represents business enterprises including national retailers, renewable energy developers, charter schools and other non-profit organizations, senior and affordable housing developers and governmental entities. Lindquist has expertise in all phases of real estate development, from land use and project planning through completion of construction. Our attorneys represent parties in all aspects of financing, including traditional construction and permanent financing, tax exempt bond financing, as well as other forms of private equity and investment financing. Lindquist real estate attorneys advise clients on transactions that are national, regional and local in scope and that impact and cover everything from sales and acquisitions to build-to-suit leases and sales, ground-up development, leasing and mixed use projects.

Experience

Development Related Matters

  • Represent Total Wine & More with its Midwest expansion, handling all land use, development and liquor licensing matters.

  • Represent United Properties and its affiliates in connection with the acquisition, development and leasing, including senior housing cooperatives and apartment projects in the Twin Cities area.

  • Guide buyers in connection with the acquisition of nine Twin Cities grocery locations vacated by Rainbow Foods.

  • Represent Warner Properties in the sale of a $43 million 400 unit vintage apartment building portfolio to a national private equity investor.

  • Advise The Beard Group affiliates in the acquisition, development, construction, operation and sale of a $20 million apartment building project in Osseo, Minnesota and the acquisition, development and construction of a $16 million apartment building in Victoria, Minnesota.

  • Guide the restructuring and refinancing of eight Freddie Mac and Fannie Mae loans in excess of $91M for a senior housing and post-acute care provider.

  • Represent Denver based developers on more than 20 projects that include 3,000+ units including townhome, condominium and mixed-use developments.

  • Advise regional senior housing developer and operator in six new and expansion projects in Minnesota, North Dakota, Iowa and Florida.

  • Assist numerous developers in strategic planning and negotiation of the purchase, financing, construction and/or renovations of nearly 1,400 market rate and affordable apartment, senior housing and single family homes across Minnesota and the Midwest.

  • Represent and provide counsel to throughout the U.S. on all real estate related matters involving the siting, development and operation of renewable energy (solar and wind) projects.

  • Serve as real estate counsel on regional mass transit light rail project initiatives.

  • Represent industry leading national freight carrier, in connection with the acquisition, development, renovation and management of its $1 billion portfolio of regional and sub-regional freight delivery service centers throughout the United States.

  • Serve as local counsel to a New York based hotel chain - commencing with acquisition of hotel in the heart of Minneapolis’ entertainment district and continuing with licensing and litigation projects.  

  • Serve as counsel on the land registration for a mixed use housing project adjacent to the new U.S. Bank (Minnesota Vikings) Stadium.

Leasing

  • Represent United Properties and its affiliates in hundreds of transactions for office, warehouse, industrial, build-to-suit and retail developments.

  • Represent Sportman’s Warehouse in more than 50 retail store leases to date.

  • Annually represent commercial tenants in hundreds of office, office warehouse and retail leasing projects.

Financing

  • Represent institutional commercial real estate lenders in lending transactions (including construction lending transactions) in Minnesota and throughout the country.

  • Act as local counsel for an international private equity firm with Minnesota and Colorado in connection with multi-billion dollar acquisition and financing transactions for multi-family, retail, and industrial properties.

  • Represent national senior housing provider in $91 million restructuring and refinancing of multiple Minnesota properties.

  • Represent tax-exempt charter school borrowers in over $300 million in revenue bond financing for real estate and educational facilities.

  • Represent Sportsman’s Warehouse in all finance transactions, including $235 million financing related to the company’s initial public offering.

Transactional Construction

  • Serve as outside general counsel to several national contractors in Minnesota.

  • Negotiate construction contracts on behalf of general contractors, owners, tenants, and subcontractors.

  • Guide more than a dozen public charter schools through the process of purchasing sites and constructing educational facilities.

  • Represent owner in a $50 Million+ sale of a multi-tenant office building in Bloomington, Minnesota.

  • Represented Sioux Falls ABC TV affiliate and its parent company in lease negotiations, land purchase matters, contract buildout and acquisition, and general business matters in conjunction with the relocation of its television studio and office space and the relocation of satellites to a new satellite facility.

Search Tips:

You may use the wildcard symbol (*) as a root expander.  A search for "anti*" will find not only "anti", but also "anti-trust", "antique", etc.

Entering two terms together in a search field will behave as though an "OR" is being used.  For example, entering "Antique Motorcars" as a Client Name search will find results with either word in the Client Name.

Operators

AND and OR may be used in a search.  Note: they must be capitalized, e.g., "Project AND Finance." 

The + and - sign operators may be used.  The + sign indicates that the term immediately following is required, while the - sign indicates to omit results that contain that term. E.g., "+real -estate" says results must have "real" but not "estate".

To perform an exact phrase search, surround your search phrase with quotation marks.  For example, "Project Finance".
